Manager – Real Estate – Bayt

We are looking for talented people who share our purpose of inspiring confidence and empowering change for our clients, our people, and our communities. <strong>Summary of the Role</strong> The Manager will be responsible for the day-to-day project work along with growing the Infrastructure, Real Estate, Hospitality and Tourism Advisory business in Qatar. The ideal requirement is a competent professional having a minimum of 10+ years of Advisory and Consulting experience in a Big 4 and/or equivalent global/regional consulting firm. Min qualifications required are a Postgraduate in Management/MBA or a Graduate with specializations such as CFA/CAIA, etc. The individual will be exposed to a wide array of projects covering Highest & Best Use (H&BU), Feasibility studies, Market Assessment, Debt Restructuring, Business Plan development, Asset Valuations, Hotel and Tourism asset feasibility, Operator Search & Selection, and Destination Development, etc., to enable development of key skills with a promising career prospect ahead. <strong>The role </strong> •    Support the management & leadership team with business development activities including proposal development and business case development  •    Support the key project activities and deliverables including developing robust Financial Analysis models, developing Reports, Information Memorandums, Pitch reports, etc., assessing client requirements and proactively researching options and coming up with potential solutions  •    Have a clear understanding of Financial Analysis and Financial Modelling for Real Estate and Hospitality Feasibility projects, Business Plans, and Real Estate / Hotel Valuations  •    Lead and support hospitality-specific workstreams including hotel and resort feasibility studies, operator search and selection, Hotel Management Agreement (HMA) and franchise agreement benchmarking, and tourism demand assessments  •    Build and review hospitality operating models covering occupancy, ADR, RevPAR, departmental and undistributed expenses (USALI-aligned), GOP/EBITDA build-up and stabilised year projections  •    Enable good team bonding and ability to work in a team to achieve desired results  •    Develop high-quality deliverables and continuously strive to enhance through proactively seeking feedback  •    Have a learning attitude and continuously strive to enhance skills and knowledge across Advisory Service Lines and Sectors  •    Support the leadership team with project budgeting, estimating the time and effort for projects, cash-flow management and managing the recovery of projects under execution  •    Develop good networks across clients, channel partners, hotel operators, tourism authorities and 3rd party service providers  •    Have the ambition to take on a mentoring role and support junior Consultants and Analysts The Sectors Real Estate Experience in consulting in the Real Estate sector will be valued, such as: •    Conducting Market Assessment and Financial Feasibility Analysis projects across key Real Estate asset classes including Residential, Commercial, Retail, Entertainment, Hospitality, etc. •    Experience in conducting Highest & Best Use studies and providing clients with critical advisory and strategic recommendations on the best usage for the land parcel Hospitality & Tourism Experience in consulting in the Hospitality and Tourism sector will be valued, such as: •    Market and financial feasibility for hotels, resorts, serviced apartments, branded residences, F&B and leisure components, and mixed-use hospitality-led developments •    Supply-demand analysis, competitive set benchmarking, market penetration / fair share analysis, and positioning and brand recommendations •    Operator landscape assessment, operator search and selection processes, and benchmarking and negotiation support on management and franchise agreements •    Tourism master planning and destination development, including visitor demand forecasting, attraction and entertainment concept assessment, and economic and social impact assessment •    Advising government entities, tourism authorities, developers, master developers and investors on visitor economy and destination positioning strategies The Service Lines •    Feasibility Studies, H&BU and Business Plans: Supporting project activities for Feasibility Studies, H&BU, Debt Restructuring and Business Plan projects for various asset classes, including large-scale integrated developments, hospitality-led and mixed-use schemes, entertainment concepts and projects, etc. •    Hospitality & Tourism Advisory:  o    Hotel, resort and leisure asset feasibility and H&BU for hospitality-led developments o    Operator search and selection, and management/franchise agreement review and benchmarking support o    Tourism strategy, destination masterplan support, visitor economy and event-driven demand studies o    Hospitality asset valuations, operational performance benchmarking, and repositioning / turnaround reviews •    Other consulting engagements include rental benchmarking, Real Estate valuations, etc. •    Development of Thought Leadership and Market Insights reports: Research on potential options for Thought Leadership/Whitepaper articles on Infrastructure, Real Estate, Hospitality and Tourism, which can be publicly distributed to enhance KPMG’s stature as a market leader across these sectors The person •    Post-graduate in Management / MBA will be preferred •    Min 10+ years of relevant work experience across Real Estate and/or Hospitality and Tourism, including experience related to business plan formulation, investment decisions and business case/techno-financial feasibilities preparation, project financing and funding, financial analysis and modelling, transaction advisory and similar work •    Exposure to hospitality and tourism engagements — hotel feasibility, operator selection, tourism demand studies or destination development — will be strongly preferred •    Working knowledge of hotel operating metrics and USALI-based reporting, and familiarity with industry data sources such as STR, HotStats, UNWTO and national tourism statistics •    Understanding of the GCC and Qatar hospitality and tourism landscape, including regional operator presence, event-driven demand patterns and national tourism strategy priorities •    Excellent academic track record •    Strong Microsoft Excel and PowerPoint skills •    Data visualization skills •    Good to have IFRS knowledge and experience •    Fluency in written and verbal English. Bilingual English + Arabic will be preferred •    Strong report writing and reviewing skills, with an appropriate focus on attention to detail and conciseness •    Strong Excel skills — quick and accurate manipulation of data and ability to create and review complex financial models and conduct valuations •    Strong research and data analysis skills •    Focused on high-quality output •    High commitment to deliver at every instant •    Strong work ethic and positive attitude with the flexibility to work beyond normal working hours to deliver to client expectations •    Strong analytical skills and ability to multitask and work in a rapidly changing environment •    Support in preparation of business case, feasibility studies, marketing collaterals, etc. •    Strong soft skills including interpersonal skills, team skills, and communication skills both verbal and written
